Property market: detached and semi-detached houses in Bocholt remain stable in price
Expert committee presents analysis for the first half of 2024 // Property prices consolidate after price decline in the previous year
The expert committee of the city of Bocholt has noted a stabilisation of the property market in the first half of 2024. After significant price declines last year, the price level remained relatively constant, particularly in the detached and semi-detached house segment.
The expert committee is an independent state authority that anonymously analyses purchase contracts and thus provides a comprehensive picture of market activity.
In the first six months of 2024, 295 purchase agreements for undeveloped and developed land, leaseholds and flats were recorded. At around 103 million euros, monetary turnover remained at the same level as the same period last year. Nine sales of building plots for private house construction were registered, with prices ranging between 165 and 405 euros per square metre. In the agricultural sector, five sales between 8.00 and 12.50 euros per square metre were recorded.
For developed land, 131 sales were registered, including 102 detached and semi-detached houses. Cash sales in this area rose by around 13% and totalled around 30 million euros. The average purchase price for detached and semi-detached houses (average year of construction 1968, average living space 140 m², average plot size 823 m²) was around €293,000 in the first half of 2024 and therefore 3% below the previous year's figure (2023: around €303,000). This value varies depending on the location, year of construction and condition of the property.
In summary, the price level of various building types such as detached detached and semi-detached houses as well as semi-detached and terraced houses remains roughly at the previous year's level.
In the condominium segment, it was not possible to make any well-founded statements due to the very low number of purchase contracts for new-build flats. The price level for existing flats in properties with 4-16 units and a flat size of 60-100 m² is at an average selling price of around €2,430/m² of living space. The registered sales contracts ranged between €1,000/m² and €3,800/m² of living space. It should also be noted here that the purchase prices analysed depend on the location, type, year of construction and condition of the property.
