Slight fall in property prices, building plots slightly more expensive

Expert committee for property values publishes latest property market report for Bocholt

Property prices in Bocholt show a slight market adjustment. The price level for detached and semi-detached houses fell slightly by around 3% in 2024, after falling much more sharply (over 10%) in the previous year. Prices for existing flats fell slightly by around 2%, while undeveloped land became slightly more expensive. This is according to the latest 2025 property market report from the Bocholt Property Valuation Committee.

In 2024, 635 purchase agreements for developed and undeveloped land were recorded - an increase of 3.5% compared to the previous year. The monetary turnover was around 200 million euros and the area sold was around 95 hectares. Purchase prices for residential properties stabilised, while building plots rose slightly in price.

The average price for a detached or semi-detached house built in 1962 with 138 m² of living space and 680 m² of land was €304,000. Detached houses cost an average of 370,000 euros, semi-detached houses and end terraced houses 284,000 euros and mid-terraced houses 217,000 euros. The actual prices depend heavily on the location, condition and fittings of the properties.

In the condominium segment, 134 sales were registered, seven of which were new-build flats. Existing flats in houses with 4 to 16 units and a living space of between 60 and 100 m² cost an average of 2,500 euros per square metre, with prices ranging between 1,000 and 4,400 euros per square metre.

In the case of building plots for private residential construction, 16 sales were recorded, mostly redensification or gaps between buildings. The purchase prices were between 160 and 460 euros per square metre. Land prices for residential and commercial plots rose slightly compared to the previous year.
