The situation

The new residential area will be accessed from Loikumer Weg via two new connections (Backesstrasse and Haydnstrasse).

The development in Mussum is characterised by detached and semi-detached houses. The new development area is an extension of the existing residential development. It is bordered by the B473 and the B67 as well as other green spaces. Shopping facilities for daily supplies are located in the centre of Biemenhorst. The Bocholt industrial park is also within easy reach. Nevertheless, you practically live in the "green".

The centre of Bocholt is just under 4 km away. The centre of Biemenhorst is approx. 1.5 km away.

The nearest stop of the taxi bus line T12 (with advance reservation by telephone) is about 300 m away in the Hardtstraße area.

The project

The development plan envisages a varied development of detached single-family homes, semi-detached houses, terraced houses and several apartment blocks. A new children's daycare centre and apartment buildings to accommodate refugees as well as a new playground will be built. This will create a residential area that can fulfil the housing requirements of very different user groups.

Plots on offer:

  • 21 plots for detached single-family homes and
  • 7 plots for semi-detached houses

Purchase prices and ancillary costs

Price: 220.00 Euro/m² (incl. development costs)

included in the purchase price:

  • Public-law development contributions in accordance with the German Building Code (BauGB),
  • Reimbursement of costs for nature conservation equalisation measures in accordance with the BauGB,
  • Costs for the initial survey of the building plots in accordance with the development plan concept,
  • Costs for the connection pipe to the wastewater sewer up to the property boundary.

Not included in the purchase price:

  • All costs of contractual processing (notary, land registry),
  • Land transfer tax (currently 6.5 % in NRW),
  • subsequent measurement of buildings for the land register,
  • Excavations and backfilling of the property,
  • all utility connections for electricity and water (provider BEW Bocholt),
  • subsequent construction measures in accordance with the KAG Kommunalabgabengesetz NRW and other
    legal regulations.
  • All costs on the building plot are borne by the buyer.
