The situation

The development will be accessed from Biemenhorster Weg via the new road "Tenbrocks Land".

The plots on offer are located south of the B67 and north of the green areas and the existing residential development "Heinrich-Hillermann-Weg" / "Julius-Vehorn-Weg", as well as the existing development on Biemenhorster Weg. Shopping facilities for daily needs, doctors' surgeries and a pharmacy are located in the immediate vicinity in the centre of Biemenhorst. In the surrounding area there is a daycare centre, Biemenhorst primary school, a playground and the SV Biemenhorst e.V. club.

The centre of Bocholt is approx. 2.5 km away.

The nearest stop of the city bus line C4 is in the area of the community centre on Birkenallee.

The project

The offer is a newly created heritable building right. This means that it is not a purchase property.

In this respect, the marketing is carried out for the Catholic parish of Liebfrauen .

Other plots are being marketed in the development area, but these are not part of the offer.

The single and semi-detached house plots available for marketing are shown in colour (green) on the site plan.

With the heritable building right from the Catholic parish of Liebfrauen, you receive the right to erect a building on the property and to use it for living for a certain period of time.

"Normally" the plot of land also includes the building on it. With heritable building rights, a distinction is made between ownership of the land and ownership of the building.

The Catholic parish of Liebfrauen remains the owner of the land (heritable building right grantor) and you become the owner of the building/residential building (heritable building right holder).

Legally, the leasehold is treated like a plot of land. The leasehold is therefore a so-called right equivalent to real property. A separate land register sheet is created for each heritable building right. This results in two land registers (land and heritable building right). You can sell and bequeath a leasehold. The leasehold is established by a notarised contract between the leaseholder and the leaseholder.

Just like a plot of land, the leasehold can be used as collateral to finance your property loan.
